Maintenance Technician
- Ensure that all building systems are organized with air conditioning, heating, appliances and plumbing facilities in good working order
- Diagnose and repair routine problems such as clogged toilets, leakages, minor electrical problems, etc
- Identify and complete, if possible, routine preventive maintenance to reduce the risk of future problems
- In conjunction with the property manager, identify the need for external professionals required to carry out repairs
- Develop and maintain good working relationships with external professionals to insure that work is completed accurately and at a fair price
- Respond to and complete tenant maintenance requests on a timely basis
- Develop and maintain professional relationships with tenants and ensure that tenant work requests are completed accurately and on a timely basis
- Ensure that all maintenance requests are closed out on Appfolio
- Proactively identify future maintenance needs and communicate them to the property manager and corporate office
- Ensure that the property is maintained in a safe manner for tenants, visitors and contractors
- Remove unsightly trash if necessary
- Remove equipment etc. that may be hazardous
- Ensure that mowing and snow removal and salting are performed promptly and efficiently
- Ensure that all maintenance, painting and cleaning are done on a timely basis to allow quick turn over of apartments
